— What helps us

Five things to know before you write.

None of these are dealbreakers if you don’t have them — but the more we know up front, the faster the first conversation moves.

  • 01The site address or postcode
  • 02Whether you own the freehold, and how long it has been in your ownership
  • 03Any planning history you’re aware of (refused or granted)
  • 04Roughly what you would like to see happen with the land
  • 05Whether you have spoken to other developers about the plot
— Common questions

Before the first email.

Do you only work with landowners?

Primarily, yes. We’ll occasionally take on a third-party planning brief for a landowner who wants to commission us to obtain consent without entering an option arrangement.

What if I’m not sure my land has potential?

That’s exactly the conversation to have. The initial appraisal is at no cost, no obligation. We will tell you honestly if we think the planning route is closed.

How long is the option term?

Typically 18 to 24 months, with a clearly defined exit if planning is refused. The land returns to you and the deposit is yours.

Will my information be confidential?

Yes. Site details are held confidentially during negotiation and are only made public once you, the landowner, are comfortable with that.
